New listings of homes for sale in Bend were up 30% last month, from 102 in January to 133 in February. This new inventory helped meet buyer demand after a slowdown of new listings in November and December.

Sales activity increased last month, too. A 22% increase of pending sales in January helped contribute to a 23% increase of home sales in February. Last month, 111 homes in Bend sold, up from 90 in January. Pending sales were also up last month, from 121 in January to 130 in February.

Active listings of homes in Bend were down 3% last month, but at 227 listings, up 9% compared with February 2023. Currently, there is 2.0 months’ worth of inventory in Bend, down 23% from 2.6 months’ worth in January.

The median sales price in Bend was $680,000, down 3% from $697,233 in January, but up 3% year-over-year. In February 2023, the median sales price was $659,450. On average, there are 13 price reductions on Bend listings each week based on our data over the last six weeks.

With an average of 62 days on market, it’s taking a little longer to sell a home in Bend right now. In January, the average days on market was 52 days, and in February of last year, it was 57 days.
