It is an active spring for the Bend real estate market, with new listings, pending sales and home sales all continuing to tick upward.

There were 164 home sales in Bend last month, an increase of 44% over March when 114 homes sold. Pending sales were up, too, from 150 in March to 167 in April.

New listings of homes in Bend were up 9%, with 210 homes listed last month. These newly-listed properties helped increase the number of active listings by 12%, up from 273 homes in March to 307 in April.

The median sales price of a home in Bend dipped month-to-month, from $760,000 in March to $714,000 last month, but was up 7% compared with the median sales price in April 2023. Based on our weekly data, we are seeing an increase in price reductions. On average, there were 24 price reductions each week over the last six weeks.
