New listings and pending sales of Bend homes were up in January, while home sales were relatively steady, and the median sales price was down month-to-month.

There was a 33% increase of newly listed homes in Bend last month, up from 77 new listings in December to 102 in January. In January 2023, there were 109 new listings, up from only 47 in December 2022.

Home sales in Bend were down 2% last month, but pending sales were up 22%. In January, 90 homes sold, down just slightly from 92 in December. Pending sales of Bend homes rose from 99 in December to 121 last month.

At $697,233, the median sales price of a home in Bend was down 5% month-to-month, but up 2% year-over-year. Based on our weekly data, there were an average of 12 price reductions each week since the beginning of the year.

Active listings were down 15% last month, from 273 in December to 233 in January, but up 6% year-over-year. Currently, there is 2.6-months’ worth of inventory in Bend.
