Most of the market trends we gather and analyze indicated an increase of real estate activity in Bend last month. New listings were up 44%, active listings were up 20%, pending sales were up 15% and home sales were up 3%.

The median sales price increased also, from $680,000 in February to $760,000 in March. This is an increase of 12% month-to-month, and 5% higher than the average median sales price of $724,118 in 2023.

New listings of homes for sale in Bend were up from 133 in February to 192 last month. There were 273 active listings in March, and the months of inventory rose from 2.0-months’ worth to 2.4 months.

Pending sales were up from 130 in February to 150 last month, and 114 homes sold in March, up from 111 in February. It’s taking an average of 68 days to sell a home in Bend, up from an average of 47 days on market in March 2023. That said, we’ve had recent listings go pending much quicker than the average days on market.
