The median sales price of a home in Bend was up for the third month in a row, from $754,000 in May to $775,000 in June. Representing a 3% increase month-to-month, and an 11% increase since the beginning of this year, the median sales price is just below the all-time high of $779,950 in July of 2023.

Home sales were up 13% last month, from 130 sales in May to 147 in June. Meanwhile, pending sales were down 12%, from 171 in May to 151 last month. The average length of time it takes to sell a home in Bend was down 26%, from 38 days in May to 28 days in June. By comparison, the average days on market was only 13 in June 2023.

There were 13% fewer new listings last month, from 262 in May to 228 in June. New listings of Bend homes were down year-over-year also, from 251 in June 2023.

The number of active listings is up month-to-month and year-over-year. There were 413 active listings of Bend homes last month, up 8% from May and up 32% from June 2023. Currently, there is 2.8-months’ worth of inventory of homes for sale in Bend.

With the highest number of active listings since September 2022, it’s an increasingly competitive market for sellers, but there is still buyer demand for homes at every price point in Bend.
