Holding steady month-to-month and year-over-year, the median sales price of a home in Bend was $726,000 in September, up just slightly from $725,000 in August. A year ago, the median sales price was $718,000, within 1% of this September’s median price.
Of the 163 homes sold in Bend last month, 132 had a sales price below $1,025,000. Of the homes sold for over that price, only 12% sold for their original price, and none sold for over the asking price. However, once concessions were factored in, only 6% of homes over $1,025,000 sold for their original asking price in September.
There were slightly fewer concessions last month, with 45% of all Bend homes sold including a concession ranging in value. Compared to September 2025, transactions that include a concession are up 5%.
The local real estate market seems to be in a bit of a tug-of-war right now. Many homeowners have mortgages with very low interest rates, and want to ensure selling their Bend home is worthwhile. At the same time, buyers are watching interest rates rise, and some truly need the buying power of a concession to help with a rate buydown. Whether temporary or permanent, these buydowns can substantially reduce monthly costs for buyers.
Although home sales prices are softening a bit in Bend, the current economic climate is also turning the tug-of-war described above into a game of chicken. While many buyers are waiting for sellers to do a price reduction, many sellers are waiting for buyers to get off the fence and make an offer.
This isn’t to say that some homes aren’t selling very quickly. In addition to homes that are correctly priced, we’re seeing true diamonds-in-the-rough in desirable homes that have low inventory moving quickly.
A seasonal slowdown of real estate activity, including new listings, is normal this time of year. That’s why, with fewer active listings to compete with, it can be a really great time to list a home in Bend. Staging a home during fall and winter can be fun, too, especially if it exudes a warm, cozy atmosphere.
