It’s not unusual to see a slowdown of real estate activity this time of year, and our market data for November reflect that trend.

There were 41% fewer new listings of homes in Bend last month, 21% fewer pending sales and 17% fewer home sales from October to November. There 309 active listings in November, down from 341 in October.

The median sales price is $710,000, down 3% from October’s $734,000, but up 4% since January of this year. It’s taking much longer to sell a home in Bend right now, with an average of 50 days on the market in November. In October, the average days on market was 32.

Because of fewer new listings and other factors, winter can be a great time to list a home. New listings stand out in the marketplace and staging a home for winter can convey its charm and warmth. Median Sales Price

  • The median home price in Bend was $710,000 in November, down 3% from $734,000 in October.
  • The median price of a Bend home is up 4% since January 2023.
  • Year-over-year, the median sales price is up 2% from $695,900 in November 2022.

New Listings

  • There were 41% fewer new listings of Bend homes in November, from 144 in October to 85 last month.
  • In November 2022, there were 113 new listings in Bend.

Home Sold and Pending Sales

  • Home sales in Bend were down 17% last month, from 127 sales in October to 105 in November.
  • Year-over-year, sales were down 24% compared with November 2022, when 139 Bend homes were sold.
  • There were 96 Bend homes in pending status last month, down 21% from October.
  • Pending sales were down 26% year-over-year compared with November 2022, when there were 129 Bend homes pending.

Active Listings and Months of Inventory

  • Active listings of Bend homes were down 9% last month, from 341 actives in October to 309 in November.
  • Active listings were down 11% last month compared with November 2022, when there were 347 Bend homes on the market.
  • The months of inventory metric was up 7% last month, from 2.7 months’ worth in October to 2.9 months’ worth in November.
  • Year-over-year, the months of inventory is up 16% in Bend.

Days on Market and Price Reductions

  • The average time it takes to sell a home in Bend increased by 56% in November, from 32 days in October to 50 days last month.
  • Last November, the average days on market for a Bend home was 37 days.
