The median sales price in Bend was $725,000 in August, down 7% month-to-month, and down 6% year-over-year. The median sales price was $780,000 this July, and $769,500 in August 2025.

Homes priced at $1,025,000 or less made up 73.6% of all home sales in August, up 5.5 percentage points from 68.1% in July.

As for concessions, they were holding strong in August, with 48% of all homes sold having some sort of concession. The breakdown by price range was striking, though. Twenty-five percent of homes with a sales price over $1,025,000 included a concession, while 52% of homes under that sales price included one.

Cash purchases in August were higher than we’ve seen in a couple of years, with 37% of all homes selling for cash. However, the price-range breakdown was where we saw some big discrepancies. Forty-three percent of homes that sold for more than $1,025,000 were all-cash purchases, while only 21% of homes sold under that price were cash transactions.

New listings and home sales slowed last month, but pending sales were up slightly. In August, 188 Bend homes were listed, a 7% decrease from July, but an 8% decrease year-over-year. Home sales dropped 13% in August, from 188 sales in July to 163 last month. Pending sales were up 3%, from 192 in July to 197 in August.

Available inventory was down 7% month-to-month in August, and down 15% year-over-year. There were 564 active listings in Bend last month.

As we head into fall, it’s normal for a seasonal slowdown of real estate activity, including new listings. That’s why, with fewer active listings to compete with, it can be a really great time to list a home in Bend. Staging a home during fall and winter can be fun, too, especially if it exudes a warm, cozy atmosphere.

  • A year ago, there was 3.9-months’ worth of inventory.

Days on Market, Concessions + Price Reductions

  • The days on market in Bend increased from 47 days in July to 61 days in August.
  • In August 2025, it took an average of 53 days to sell a home in Bend.
  • Last month, 48% of all home closings included a concession.
  • Over the last six weeks, there were an average of 73 price reductions each week, the exact same number during the prior six-week period.
