The median sales price of a home in Bend hit a new high of $830,000 last month, a 12% increase over March and a 16% increase year-over-year. This surge was due in part to a high number of home sales with a price of $1,425,000 and higher. Home sales in this price range accounted for 19% of all 147 sales in Bend last month.
Total home sales were up from 124 in March to 147 in April, a 19% increase. Pending sales were up 11%, from 158 in March to 175 in April. Year-over-year, home sales in Bend were down 10% and pending sales were up 5% last month.
New listings continued their upward trend, with 260 Bend homes listed in April, up 18% from 221 in March. In April 2024, there were 210 new listings.
Active listings increased as well, from 455 homes on the market in March to 522 in April. Compared to April 2024, there are 70% more active listings in Bend.
With more inventory for buyers to choose from, on average, it’s taking longer to sell a home in Bend. The days on market trend was up 28% last month, from an average of 53 days in March to 68 days in April. In April 2024, it took an average of 43 days to sell a Bend home.
Based on our weekly data, there was an average of 57 price reductions each week over the last six weeks. Over the prior six-week period, the weekly average of price reductions was 37.
