Real estate activity continues to pick up in Bend this spring, with a steady increase of home sales, pending sales and new listings since the beginning of the year.

Home sales were up 24% last month, from 122 homes sold in February to 151 in March. Pending sales in Bend were up, too, from 151 to 186 month-to-month.

March also saw an uptick of homes selling for at-or-over asking price. Before concessions were calculated, 42% of homes sold at-or-above asking price. After concessions were applied, 28% of homes sold at-or-above asking, the highest percentage over the last year. This could be due to sellers initially pricing their homes lower than they would have within the past year.

At $685,000 in March, the median sales price in Bend was down 6% month-to-month and 7% year-over-year. Based on our weekly data, there were an average of 38 price reductions each week over the last six weeks.

All-cash purchases remain at pre-pandemic levels, with 23% of homes purchased with cash in March. Concessions—credits that sellers give buyers at closings—remained steady at 47% last month.

New listings were up 19%, from 198 in February to 235 in March, and up 6% year-over-year. Active listings are up 11%, from 397 in February to 442 last month.

Median Sales Price

  • Homes in Bend sold more quickly in March, down from 83 days in February to 56 last month.
  • In March 2025, it took an average of 53 days to sell a home in Bend.
  • There was an average of 38 price reductions each week over the last six weeks, up slightly from an average of 30 in the six-week period prior.
