Active listings of homes for sale in Bend were up 9% last month, from 360 listings in January to 392 in February. Year-over-year, active listings are up 73%. For comparison, in February 2024, there were only 227 Bend homes on the market.
A 13% increase of new listings—combined in part with slower sales activity last month—contributed to an increase of available inventory in February. There were 170 new listings in Bend last month, up from 151 in January. Meanwhile, home sales in Bend were down 17%, from 115 sales in January to 96 in February. Pending sales were relatively flat month-to-month, from 133 to 132.
The median sales price of a home in Bend was $700,000 in February, down 5% from January’s $738,000. Year-over-year, the median sales price is up 3% (it was $680,000 in February 2024). Based on our weekly data, there was an average of 31 price reductions each week over the last six weeks, up from 22 each week over the six-week period prior.
Homes are selling much more quickly than they did in January of this year. On average, it took 62 days to sell a home in February, down 44% from 110 days in January. The last time it took more than 100 days to sell a home in Bend was in 2014.
