At $792,500, the median sales price in Bend is at its highest level since April 2025. Month-to-month, the median sales price is up 12%, from $705,000 in April 2026 to $792,500 in May.

The percentage of Bend homes selling at-or-above asking price in May was the highest it’s been in well over a year. Prior to concessions, 43% of all homes sold were for asking price or above. After concession amounts were calculated, 31% of homes in Bend sold for at-or-above their asking price. Thirty-nine percent of all homes sold last month included concessions from sellers to buyers, down 8% from April, but holding steady from last year.

Homes with a sales price over $1 million accounted for 33% of all home sales in Bend last month, and 41% homes sold for under $700,000.

Home sales and pending sales continued their steady upward trend since the beginning of the year. Sales of Bend homes rose 5% last month, from 150 in April to 158 in May. Pending sales were up 14%, from 189 in April to 215 last month. Year-over-year, home sales are up 13% and pending sales are up 6%.

New listings of homes in Bend also continue to trend upward, with a 19% increase month-to-month. There were 299 new listings in May, up 5% from a year ago.

Bend homes sold much more quickly last month, with an average of only 33 days on the market. The days on market were down 41% month-to-month and 28% year-over-year.

One thing to keep in mind as you look at real estate data is that many of the metrics can be variables that affect other metrics. For example, when it comes to concessions, once they’re calculated, the price per square foot changes. There are analytics and nuances that people without access to the Multiple Listing Service (MLS) cannot see.
