Happy New Year! As we finalize our 2026 Annual Market Study, we have a few headlines to share with you from that upcoming report. If you follow our monthly market trends, you’ve seen how data can fluctuate month-to-month, which is why we publish an annual snapshot of aggregated metrics for the Bend real estate market each year.
The first headline is that the median sales price was up 1% in 2025, from $730,000 in 2024 to $735,000 last year. Home sales in Bend were up 10% annually, from 1,614 homes sold in 2024 to 1,769 in 2025.
As for monthly trends, the median sales price in Bend was $697,000 last month, statistically flat with November’s median sales price of $697,500. Year-over-year, the median sales price in December 2025 was within less than 0.5% of December 2024’s price of $699,500.
There was an uptick of Bend homes selling above their asking prices in December. These home sales accounted for 10% of all sales after concessions were calculated. For comparison, only 2% of homes sold in November were over asking price, and 6% were over asking price in December 2024. New construction accounted for 30% of all sales last month, up from 17% in November.
Concessions are still holding strong with almost 48% of homes sold in Bend including some amount given to the buyer at closing. This is up only slightly from 47% in November and 45% in December 2024.
All-cash purchases have been an interesting metric to keep an eye on. We seem to be back to pre-Covid days, with 21% of homes in Bend selling for cash, which is up slightly from 19% in November, but way down from 37% in December 2024.
Pending sales were down 26%, but home sales in Bend were up 3% in December. There were 108 pending sales last month, down from 146 in November, and 128 completed transactions, up from 124 in November.
New listings continued their downward trend in December, which is typical for fall and winter months. There were 71 new listings in Bend last month, down from 94 in November, 135 in October and 175 in September. Year-over-year, new listings were up 3% last month.
Although the available inventory was down 16% month-to-month in December 2025, it was up 12% year-over-year. There were 435 active listings last month, down from 520 in November 2025, but up from 385 in December 2024.
At an average of 69 days, the length of time it’s taking to sell a Bend home was down just slightly from an average of 71 days in November.

- Active listings were down 16% in December, from 520 in November to 435 last month.
- There are 12% more active listings than a year ago; there were 385 active listings in December 2024.
