The number of Bend homes on the market was down 18% month-to-month in December, from 469 active listings in November to 385 last month. However, active listings are up 41% when compared to only 273 homes on the market in December 2023.

Even more indicative of the increasing inventory of homes for sale in Bend are the annual averages of active listings over the last six years:

  • 284 in 2020
  • 166 in 2021

  • 399 in 2024

Active listings in Bend over the last five years are up 40%, providing buyers with more homes to choose from, and in some cases, more time to compare properties, make offers and perform due diligence including inspections and getting estimates for any upgrades they might like to make.

According to the December market trends, it’s taking an average of 60 days to sell a home in Bend, which is down from 75 days in November, but up from only 40 days in December 2023.

Home sales were down 14% in December, from 123 completed transactions in November to 106 last month. However, home sales were 15% higher last month than in December 2023. Pending sales were up 5% month-to-month, from 110 in November to 116 in December, and up 17% compared to December 2023.

New listings were down month-to-month and year-to-year in December. Last month, there were 69 new listings of homes in Bend, a 43% drop from 120 new listings in November, and 10% less than in December 2023.

The median sales price was $699,500 last month, down 2% from $713,750 in November and down 5% from $737,000 in December 2023. Over the last six weeks there were an average of 23 price reductions each week. For comparison, an earlier six-week period during the fall of 2024 showed an average of 49 price reductions each week.
