After a steady downward trend since last August and throughout the fall, there was a surge of new listings in Bend last month, up 119% month-to-month and 48% year-over-year.
There were 151 single-family homes in Bend listed last month, up from only 69 new listings in December. In January 2024, there were 102 new listings in Bend.
Despite the increase of new listings last month, active listings were down 6%, from 385 homes on the market in December to 360 in January, due to an increase of sales activity. Home sales were up 8% in January, from 106 Bend homes sold in December to 115 in January. Year-over-year, home sales were up 28% last month. Pending sales were also up month-to-month and year-over-year.
The median sales price rose 6% in Bend last month, from $699,500 in December to $738,000 in January. Compared to January 2024, when it was $697,233, the median sales price was up 6% year-over-year as well. As for price reductions, there was an average of 26 price adjustments on Bend homes each week over the last six weeks.
