The median sales price of a home in Bend was $780,000 in July, up 7% month-to-month and 4% year-over-year. In June of this year, the median sales price was $727,925, and in July 2025, it was $752,562.

Although home sales and pending sales were down in July, a boost of new listings helped keep the available inventory consistent month-to-month in Bend. There were 188 sales last month, down 7% from 203 in June. Pending sales were down 6%, from 205 in June to 192 last month. Compared to July 2025, home sales are up 6% and pending sales up 3%.

There were 217 new listings of Bend homes in July, up 7% from June and relatively flat year-over-year. Active listings were up just slightly month-to-month—from 599 in June to 603 in July—and down 15% from 705 in July 2025.

It’s taking an average of 47 days to sell a home in Bend, just a little longer than 42 days in June, but consistent with July 2025’s average of 49 days.

As buyers carefully assess properties on the market—and often, express hesitancy in making offers—sellers are not only providing concessions, but also adjusting asking prices. Based on our weekly data, there was an average of 73 price reductions each week over the last six weeks.

Pricing a home correctly in this market is paramount. We witnessed some very hard negotiations during closings in July, and 48% of the homes that closed included a concession—anywhere from $430 all the way up to $50,000. Of the 62 homes that sold for over $1 million last month, 31% of them sold for 5.5%-to-28% under the original asking price.

With that in mind, it’s important for sellers to be keenly aware of the market and have a defined strategy before listing their Bend home for sale. In addition to using detailed data—including market trends and accurate comparison properties, or “comps”—to define the listing price, sellers can be proactive in addressing maintenance issues or making judicious upgrades to reduce as much friction as possible for buyers. As a buyer, it’s a good reminder to ask for what you want up front when making an offer on a home.
