Home sales in Bend continue to trend upward since the beginning of the year, with a 28% month-to-month jump in June. There were 203 home sales last month, up from 158 in May. Year-over-year, home sales are up 20%. Pending sales were down just 5% month-to-month, from 215 in May to 205 in June, and down 4% year-over-year.

At $727,925 in June, the median sales price was down 8% month-to-month, but up 5% year-over-year. Last June, the median sales price was $694,500.

After rising steadily this spring, new listings dropped 32% month-to-month, from 299 listings in May to 203 in June. Year-over-year, new listings are down 16%. The available inventory, however, was up 5% in June, from 569 active listings in May to 599 last month.

Despite having many listings to choose from, buyers are being cautious in the current market and often second-guessing their purchase decision after crossing the threshold of submitting an offer. We are advising our sellers to not give buyers a reason to question their decision or raise an objection.

With that in mind, concessions can help keep the transaction process moving forward smoothly. Concessions are a great way for buyers to buy down interest rates, whether temporarily or permanently, or take care of updates needed within the home. They can also help sellers, especially if there are repairs requested as a result of a home inspection. Rather than do the repairs themselves, they can offer a concession to the buyer.   • There was an average of 67 price reductions each week over the last six weeks, up from an average of 59 during the prior six-week period.
