Fueled by a jump in luxury sales last month, the median sales price in Bend rose 3%, from $685,000 in March to $705,000 in April. While homes valued at $1,425,100 or more accounted for only 15% of all home sales in Bend last month, the number of homes sold in this category rose 77%, from 13 sales in March to 23 in April.

Year-over-year, the median sales price is down 15% compared with $830,000 in April 2025. Statistically, that all-time high median sales price was an anomaly, as it was back in a consistent range the next month. In May 2025, the median sales price was $774,250.

Before concessions were calculated, 36% of April’s home sales in Bend were for at-or-above asking price. This is down from 42% in March, but up from 32% last year. After concessions were calculated, 24% of Bend homes sold at-or-above asking price in April, slightly under 28% in March and flat with April of last year. Exactly half of the homes that sold last month had a sales price under $700,000.

Sales activity in Bend remained steady month-to-month, with 150 home sales in April, down just slightly from 151 in March. Pending sales were up just slightly, from 186 in March to 189 last month. Year-over-year, home sales are up 2% and pending sales are up 8%.

New listings continued their steady upward trend since the beginning of the year. There were 252 new listings of Bend homes last month, up 7% from 235 in March. Active listings rose 10% month-to-month, from 442 in March to 484 in April. Year-over-year, the number of active listings is down 7%.

On average, it’s still taking just under two months to sell a home in Bend. The average days on market was 58 in April of this year, down from 68 in April 2025.

Competitive pricing for sellers is more important than ever. Buyers continue to ask sellers for concessions, and are looking for just the right house to meet their needs. In many circumstances, buyers are able to negotiate and take their time. However, there are always those outlier properties that are priced right at that sweet spot, and they move very quickly.   • The days on market remained unchanged month-to-month, with it taking an average of 56 days to sell a home in Bend.
  • In April 2025, homes were on the market for an average of 68 days.
  • There was an average of 47 price reductions each week over the last six weeks, up from an average of 35 in the six-week period prior.
