Home sales in Bend rose 8% last month, from 170 sales in August to 184 in September. Year-over-year, home sales were up 23%. Pending sales were down 6% month-to-month, from 208 in August to 195 in September, but up 8% year-over-year.
September’s 184 home sales are the most in any month since August 2022 (when there were 188 sales). The Bend residential real estate market has now had four consecutive months with at least 150 sales, an achievement also not seen since 2022.
Cash purchases dropped off a bit in September, with 29% of all homes purchased with cash. Homes in Bend that sold for over $1 million accounted for 39% of cash transactions.
Concessions that buyers are giving to sellers at closing are going strong, with 40% of home sales including a concession value of anywhere from $500 to $46,350. Of those concessions given, 35% of them were on new construction, showing that production builders may be feeling the push to get homes sold before the end of the year. Once concessions were calculated, 81% of Bend homes sold under the original asking price.
The median sales price in Bend was $718,000 in September, down 7% from $769,500 in August. Year-over-year, the median sales price is relatively flat; in September 2024, it was $715,000.
It’s not unusual for homes to take longer to sell as we transition from summer to fall, and the days on market in Bend rose from an average of 53 in August to 67 in September.
