After a dip in September, the median sales price in Bend rose 8% in October, from $718,000 to $777,500. Year-over-year, the median sales price is down 3% when compared to $797,450 in October 2024.

Cash purchases of Bend homes remained level from September, with 29% of all homes selling in October for cash. A whopping 46% of homes in Bend with a sales price over $1 million were purchased with cash, up from 39% in September.

Concessions that buyers are giving to sellers at closing are going strong, with 42% of homes including a concession of anywhere from $350 to $90,000. Almost half of the concessions given were for new construction. Once concessions were calculated, 84% of homes in Bend sold under the original asking price.

Home sales in Bend were down 11% in October, from 184 in September to 164 last month. Pending sales were down also, from 195 in September to 144 in October. Year-over-year, home sales are up 12% and pending sales are down 12%.

Although active listings were down 8% month-to-month, there continues to be more available inventory in Bend than prior to the pandemic. There were 578 active listings in October, down from 626 in September, but up 15% from 501 listings in October 2024.

The length of time it’s taking to sell a home in Bend increased dramatically last month, from an average of 67 days in September to 114 in October. In October 2024, it took an average of 66 days to sell a Bend home.
