After dipping below $700,000 in November and hovering there through January, the median sales price in Bend rose 5% last month, from $689,000 in January to $725,000 in February. Year-over-year, the median sales price of a home in Bend is up 4% from $700,000 in February 2025.

The increased pipeline of pending sales we saw in January boosted home sales in February. Sales of homes in Bend were up 36% last month, from 90 transactions in January to 122 in February. Home sales in March should benefit from another increase of pending listings in February, which are up 9%.

Once concessions were calculated, 13% of homes sold in Bend last month did so for asking price or above, an increase from only 8% in January, but down from 31% a year ago. Concessions—financial credits sellers offer buyers prior to closing—trended downward last month. Only 38% of Bend home sales in February included a concession, down from 41% a year ago.

The cash purchase breakdown was interesting in February. Twenty-nine percent of all homes purchased last month were paid for with cash, the highest percentage in three months. Upon closer look, though, almost half of the homes with a sales price of $1 million or more were purchased with cash. Only 22% of homes with a sales price below $1 million were purchased with cash.

New listings were up last month, from 133 in January to 198 in February, a 49% increase. Active listings were up also, from 374 in January to 397 last month, a 6% increase.

  • Year-over-year, active listings are relatively flat when compared to February 2025 when there were 392 listings.
  • The months of inventory was down 22% month-to-month and 21% year-over-year.
  • There was 3.25-months’ worth of inventory in February, down from 4.2 months in January.

Days on Market and Price Reductions

  • Homes in Bend sold a little more quickly in February with an average of 83 days on market, down from 99 days in January.
  • In February 2025, it took an average of 62 days to sell a home in Bend.
  • There was an average of 31 price reductions each week over the last six weeks, up slightly from an average of 27 in the six-week period prior.
