Bend home sales picked up in June, with a 21% increase month-to-month and a 15% increase year-over-year. There were 169 homes sold last month, up from 140 in May, and up from 147 in June 2024. Pending sales were up 5% month-to-month and 41% annually.

Despite the increase of sales and pending sales—and fewer new listings—last month, active listings in Bend again increased, and are at their highest level since 2014. There were 678 active listings in June, up 7% from 631 in May, and up 64% compared to June 2024.

There were 243 new listings in Bend last month, down 15% from May, but up 7% compared to June 2024.

At $694,500, the median sales price of a home in Bend was down 10% in June—both month-to-month and year-over-year. In May of this year, the median sales price was $774,250, and in June 2024, it was $775,000. As sellers navigate a competitive market, there are more reductions on the asking prices of homes. Over the last six weeks, there was an average of 81 price reductions each week, up from an average of 61 reductions over the prior six-week period.

The length of time it’s taking to sell a home in Bend increased from an average of 46 days in May to 58 days last month. In June 2024, the average days on market was 28.
