As it did in 2024, the median sales price of a home for sale in Bend dropped 10% from October to November this fall, from $777,500 in October to $697,500 last month. In 2024, the median sales price went from $797,450 in October to $713,750 in November. Year-over-year, the median sales price in November is down 5%.

Cash purchases accounted for 19% of all homes sold in November, significantly lower than the 25-33% we’ve seen over the last couple of years. The big news, though, is how many homes sold for under their original asking price.

Concessions that sellers offered buyers made up 42% of all home sales in Bend last month. Once those concessions were calculated, the stats show that 92% of the homes sold in November for under the original asking price. This is a 6% increase over October and a 9% increase year-over-year.

After a spike in October of 114 days on market, the length time it’s taking to sell a home in Bend is at an average of 71 days. Almost half of the homes sold in November were on the market for at least 60 days before going pending.

Not surprisingly for this time of year, there were fewer new listings and home sales in Bend last month, but pending sales were up slightly. With 520 homes on the market last month, there were 11% more active listings this November than in November 2024.

  • In November 2024, there was 3.8 months’ worth of inventory in Bend.

Days on Market and Price Reductions

  • Bend homes were on the market for an average of 71 days in November, down from 114 days in October.
  • In November 2024, it took an average of 75 days to sell a home in Bend.
  • After seller concessions were calculated, 92% of the home sales in November sold for under the original asking price.
