The median sales price of a single-family home in Bend was $751,562 in July, an 8% increase over $694,500 in June. Like many of the metrics we track and report on, the median sales price can fluctuate month-to-month, which is why we provide long-term data dating back to 2007.
Even with a significant surge of inventory year-over-year, the median sales price last month remained statistically flat compared with $749,450 in July 2024. Active listings in Bend were up 4% month-to-month and 31% year-over-year. There were 705 active listings of homes in Bend in July, up from 678 in June.
Home sales were up 5% in July, from 169 transactions in June to 177 in July. Pending sales slowed by 13%, down to 186 last month from 213 in June. Year-over-year, home sales in Bend were up 21% last month and pending sales were up 3%.
Bend homes sold a little more quickly last month, with an average of 49 days on the market, shorter than the average of 58 days in June. In July 2024, it took an average of 33 days to sell a home in Bend.
